So...we had a tenant that left in the middle of the night a while back. They stopped paying rent for a couple months..... this, by the way, was a high end rental. But when they left, the also left a check on the counter for the back rent..... but they, and all their stuff, was gone.... we then decided to sell it.....but discovered the AC was not working...so we had that fixed....a buyer appeared and wanted it so there was an inspection....the inspector discovered the furnace was not working and the garage door would not open. So we fixed that....second inspection....inspector found a problem with a faucet and mold in the sink....buyer said they wanted a $6000 credit.....aaaaaa no.... we sent the property manager to fix the faucet and Mrs Wu decided to clean the sink.....$150 later..... all fixed all better....... freaking $6000 credit indeed.

Honestly, I will be happy to see this one go...there is an HOA involved and I don't like HOAs

I had a duplex as our first house. That was the first and last one. My father had rental property and I learned very quickly that path was not for us.

Its not for me either, but Mrs Wu wanted to get into it.....and we still have a few...but at least that one is gone...and we have had no other tenant issues with the other properties

The one I bought first had the seller stay a month - no issues. The next person was fine at first. Then there were 2 people there. Then 4. Then no rent. I offered to let them work off the rent by paying. Nope. But one of our cats ate the bird they had because they left the door open so there was some sort of balance. Then we had a nurse who called in the middle of the night about something trying to get into the upstairs from a tree. When she moved out two guys looking like detectives showed up to ask about her and no doubt drugs were involved. Finally we had a musician we found with a sign at the local folk club who was OK.

I was told today that she did not want to buy anymore rental properties......HALLELUJAH!!!!!!
